We assess deadlines, confirm redemption rules, and structure one of the following:

3) Lien & Judgment Resolution
We obtain verified payoffs and releases for HOA, municipal, judgment, and mortgage liens. If a lien is invalid or expired, we coordinate the documentation the underwriter requires to remove it.
4) Curative Title Fixes
Broken chain of title? Missing deed? Unreleased mortgage? Incorrect legal description? We gather the right affidavits, corrections, or court orders to satisfy underwriting so the deed can transfer cleanly at closing.
5) Land Specific Readiness (Optional)
When helpful to buyers and of value:
- Access & survey: confirm legal access; order a boundary survey if needed
- Use check: quick zoning, wetlands/floodplain, or utilities overview
- Clean up: coordinate basic debris removal or mowing when it improves marketability
We don’t charge you service fees. Any third party costs we advance are reconciled on the closing statement.
